You’re not a Tucson, AZ window contractor, so how can you know whether you should repair or replace your windows? Replacing your windows can get pretty expensive, and also takes up a fair amount of time, so its no wonder homeowners are often looking for ways to repair their existing windows rather than replacing them.

However, there are some window problems that require a replacement. Not to mention that new windows have a big impact on reducing your energy bill and keeping your home comfortable. So how do you decide?

Use this list of common window problems and whether they can be repaired or call for replacement windows to give you an idea of where to begin with your home.

1) Jammed Sashes – Jammed window sashes make opening and closing windows difficult. Though they are annoying, jammed sashes are easy to fix. To unstick a window sash, try rubbing a white candle on the sides and bottom of the sash for lubrication so it slides better in the channel. If it still sticks, you can call a professional repairman to replace the channel.

2) Rotted Windows – Rotted windows always require professional repair at the least, but oftentimes they need to be replaced. If you notice that water has gotten into the window frame, call a repairman before serious rot can set in. If your windows already have rot damage, it’s a good idea to replace them to avoid further damage.

3) Condensation – Condensation forms between the layers of insulated glass in double and even triple pane windows when the window’s seal is broken. Broken seals not only cause annoying condensation, but also greatly decrease a window’s energy efficiency. If you see condensation on the inside of your window glass, invest in replacement windows.

4) Drafty Windows – Older windows are simply not as energy efficient as new models. They often allow drafts and heat into your home, making your home uncomfortable and your energy bills high. Drafty, inefficient windows don’t necessarily call for immediate replacement. You can try weather stripping and caulking old windows to get rid of drafts. If you still notice excess cold or hot air around your older windows even after caulking, it might be because they allow too much heat and cold transfer. The safest bet is always to replace drafty windows.

5) Lead Paint – Windows on homes built before 1960 might contain lead paint, and therefore pose serious dangers to you and your family’s health. There are some ways to safely remove lead paint on your own, but it is always safer to call a professional to either clear away the paint or replace the windows.
